Go-ahead expected for job-creating warehouses plans

A total of 500 jobs could be created in Stoke-on-Trent after plans for two storage and distribution warehouses were recommended for approval for next week.

Gazeley UK, a London-based investor, developer and manager of logistics sites, is seeking permission from the city council to develop the the 21.5-acre site, which was the location of Johnson Matthey Colours and Coatings before it was demolished in 2002.

The plans include 373,722 sq ft of warehousing and 28,987 of office space across the two buildings on land in Whittle Road, Meir Park. The potential occupiers of the buildings have not yet been revealed.

Stoke-on-Trent City Council in is set to make a final decision on the proposals at a meeting on Wednesday 15 August.

The site already has planning approval for 436,584 sq ft of warehousing and 23,303 sq ft of office space. If approved, a total of 260 car parking spaces would be created.

A council document, published ahead of the meeting, said: “This previously developed site is situated in an existing industrial area where the principle of a storage and distribution use would be in accordance with the aims and aspirations of development plan policies.

“It would bring much needed employment to the local community and help to regenerate an unsightly part of the Meir Park industrial estate.

“The development would be large but it is not considered an inappropriate form of development for its setting and will be mitigated for by planting, materials selection and boundary treatments.

“The scheme has been designed to ensure that, subject to conditions, residents would not be directly affected by noise, loss of light or other forms of pollution.”

A statement submitted to the council on behalf of the applicant said: “The development responds to the existing physical character of the surrounding area through careful consideration of the characteristics of the site.

“The proposal also accords with relevant planning policy. It will also provide significant employment opportunities, principally for local residents.

“The scheme represents a high quality design, with a layout that responds to the existing site, and aims to improve greatly the existing area and create visual interest to the site and encourage potential future quality developments/occupiers to the area.”
